Prior to the commencement of a construction project (from small residential alterations and additions to new multi-level apartment buildings) it is common practice and often a Council requirement to undertake a Dilapidation Inspection on any neighbouring buildings within the zone of influence of the construction work. The purpose of the report is to provide a photographic record of the adjoining properties prior to the construction work commencing. This is to help safeguard against unfairly claimed damages in adjoining properties resulting from the construction work and vice versa. Many of Sydney’s harbourside concrete framed residences and apartment buildings suffer from issues associated with inadequate protection to the embedded steel reinforcement. Inadequate cover to concrete can cause damage to the structure resulting in corrosion of the reinforcement and spalling of the concrete otherwise known in the industry as ‘concrete cancer’. If left unchecked, concrete cancer has the potential to be extremely damaging to the integrity of concrete and the structure of the building.
