STRUCTURE have considerable experience in the structural design of large-scale residential buildings such as apartment buildings, townhouses, student accommodation and mixed-use residential/retail buildings. Often structurally complex in nature due to basement car-parking and large column-free ground floor areas, modern multi-residential buildings require expertise in the design of sophisticated structural forms. Our engineers have a multitude of expertise in the design of large spanning post-tensioned concrete transfer structures and the like. By collaborating with other consultants in a BIM environment on these projects, our 3D models allow for early clash detection and offer real-time visualisations of the structural system.
Our expertise is often provided to Strata/Body Corporate, Homeowners and Interior Designers for the removal of internal walls within houses and apartment buildings. Assisting our clients in achieving a remodelled interior space and providing certification for governing bodies is part of our daily work. Removal of non-loadbearing walls is certified through thorough on-site investigation and a review of Local Council archive drawings of the structure. Load-bearing walls are often removed with nominal structural strengthening (steel beams) documented on clear simple sketches.
Our residential projects often include a reconfiguration of the property’s vehicle access point from the street, due to the construction of a new garage for example. This requires the approval of the Local Council as the construction of the new driveway cross-over is located on Local Council land. As such we provide engineering documentation to the Local Council to ensure that the new vehicle cross-over complies with not only their specific requirements but also Australian Standards. By collaborating with the architect and surveyor, we manage the certification process to ensure Local Council approval of the new vehicle and driveway cross-over.
